Are mortgage rates high or returning to normal? Here's what to do

 
 


There is no doubt that interest rates are a lot higher than they have been for some time. It can be a shock to the system when it’s time to renew your deal and suddenly you are paying significantly more. However, if we put the current rates into historical context, they still represent good value for money.

Mortgage interest rates
In recent years, interest rates have been exceptionally low. This has caused us to think that the current increases are higher than they really are. According to Moneyfacts, a standard variable rate mortgage in 2020 was 4.90%* and the average five-year fixed mortgage in September 2023 was 5.67%.** The lowest average mortgage interest rate in the past 25 years was in September 2021 at 3.59%, with the highest being 8.87% in September 1998.*** Current forecasts indicate that they will never fall to the ultra-low levels of the past and that they are rebalancing to historically normal levels.

The bank base rate
September 2023 saw a bank base rate of 5.25% which represents a significant decrease from rates of 17% in 1979, 13.88% in 1990 and 7.25% in 1997. Base rates have risen since February 2022 (0.50%.****) and may rise again, but only slightly, and this should not significantly impact mortgage interest rates. The good news is a falling inflation rate of 6.8% in September 2023 will help to lower interest rates.****

More support
Nowadays, there is more you can to than ever to combat rising mortgage rates. Mortgage support such as interest-only payments and longer terms help a lot of people adjust to more normal rates. In the past, there was little or no assistance, which led to a less stable market. More stability makes for a healthier, predictable housing market which allows you to move between homes without sudden changes. This, in turn, means you can get on with making your move today and feel more secure.

There are also plenty of products and options to choose from such as porting. This means you can buy a new property with your existing mortgage. When you have to ask permission from the Community of Owners to have work done on your house in Spain

 
 

 
Sometimes your villa or apartment in Spain needs a bit of a spruce up, so you think you’ll redecorate a bit and do a bit of building work while you’re at it. Maybe paint the outside or change the doors. 
 
But be careful, because there are some types of home renovation work that you must ask for permission to carry out from the community of owners first. Before you do anything it is compulsory, as stated in the Horizontal Property Law, to contact your Community Administrator, who will inform you about the steps to be taken.
 
If you live in an apartment building, residential urbanisation or other community, the owners’ management group on big Resorts or the President on small communities is in charge of certain communal tasks, such as approving changes to homes within the bounds of the community. This is because they will be interpreting the Statues with the assistance of the Community Administrator.
 
Essentially, it boils down to anything that alters or affects the common areas of the property, as well as changes to the façade, load-bearing walls and similar, but in all cases you would do well to consult the statutes and regulations laid out in the rules set by the community of owners itself.

Closing in your terrace
For instance, to put in a conservatory you need permission not only from the community of owners but perhaps also from the local municipal council. This is because this type of renovation alters the common elements of the community and the municipal area, changing the appearance of the building’s exterior façade. As such, permits will normally need to be requested, although it will of course depend on what is included in the statutes of the community of owners. If you close off the terrace or balcony space to make a conservatory without asking for permission, you could be in breach of the law and may be liable to be sued for an urban planning violation, having increased the built area of your home. Besides this, remember that it could be a problem once you decide to sell your property if you have not asked for the necessary authorisations and the buyer requires them.
 
Pergolas and awnings
Another change that you will often have to ask permission for from the community of owners and possibly even the town hall is the installation of pergolas, awnings or any other element that may affect the aesthetics of the building’s exterior.
Most communities like to set out a series of rules regarding the design, colour and model of awnings that may be installed in order to give the neighbourhood a uniformity and harmony, so you cannot necessarily just go ahead and put in any old type you want.
 
Air conditioning
Giving permission for the installation of air conditioning systems that go on the outside of the building is not automatic as this still needs to comply with community bylaws. However, any deviations to the community bylaws would need permission, and will need a possibly unanimous vote by the community to approve, unless this was for adaptive living rights under disability protections or other exceptions included in the Horizontal Property Law.
 
Painting your house
Painting the façade of your home is also an alteration of the community’s common elements, so the Horizontal Property Law (LPH) establishes that this change must be submitted to the consensus of the rest of your neighbours. Furthermore, as it is considered a major work, it will also be necessary to present the project to the town council and obtain a building permit.
 
Changing the doors
Changing the main entrance door to your house or villa does not require the permission of the rest of your neighbours, as a general rule. However, if you want to make the doorway bigger or put it in another place, you will need permission. Before making any changes, you should consult the community statutes just in case, since some communities do stipulate agreements about changing the doors.

Demolition work finally begins on La Manga Del Mar Menor

 
The project to knock down the ghost building La Manga Del Mar Menor will take three months to complete.
 
It's only been half a century coming, but the shell of the Lagomar hotel in La Manga, commonly termed a 'ghost building, has begun. Almost since work began to build the hotel in the 1970s, it stalled at the exoskeleton phase and was never fully completed. For 50 years now, the hotel, which occupies a 20,000-square-metre plot of land, has been both a landmark and an eyesore for the people of La Manga, and especially for the fully completed Doblemar hotel next door, which has in the past been forced to lower its prices due to its proximity with the great ugly hulk of the Lagomar.
 
There have been attempts to tear the Lagomar building down in the past, all of which have stalled on technical issues, but now San Javier Town Council has taken the definitive first step to take the hotel apart piece by piece.
 
While it would undoubtedly have been more fun and infinitely more satisfying if they'd have blasted it to the ground, it was deemed safer to dismantle it a little bit at a time over the next three months as the building is at risk of collapsing in on itself. San Javier Council will then pass the bill for the demolition work - close to 800.000 euros - to the Lagomar's owners, commercial company Intramanga Turística.
 
"The blasting would have taken five minutes, said Cristóbal García, civil engineer and designer of the Lagomar demolition and construction director. "However, we have been very careful to have all the environmental guarantees, including several studies, including CARM (Regional Government) biologists who have detected protected species. In addition, an anti-turbidity barrier has been installed in the Mar Menor to prevent any rubble, dust or debris from falling. It takes much longer, but in the end it's worth it."

5 things you should know before flying to Spain for Christmas

 
 
Christmas is an ideal time to visit Spain for several reasons and while December and January can be fairly chilly, it's easy to enjoy everything the season has to offer to a sunny, bright backdrop. Even though the temperatures tend to drop, heavy rain is unusual, especially in the south, and tourists are known to flock to the beaches of the Canary Islands all throughout the winter.

It's worth remembering though that Christmas celebrations in Spain differ to the UK in several important ways, so it's best to brush up on some of the rules and nuances of the festive season to avoid being caught out. Here are some of the key things you should know before flying to Spain this Christmas.
 
1. Flying high
In Spain, just like the rest of the world, prices for flights and hotels tend to increase during peak travel seasons like Christmas. Be sure to book your flights and accommodation well in advance to get the best rates. Many cities in Spain host festive holiday markets where you can find unique gifts, try local food and drinks, and enjoy live music and entertainment. Some popular markets include the Mercado Navideño in Madrid and the Fira de Santa Llúcia in Barcelona.

But again, these festive touristy destinations often charge a premium to cash in on the high demand. To avoid paying over the odds, it's important to do your research. Remember: the public transport infrastructure in Spain is second to none. particularly in the larger cities, so you could save some money by staying a little further afield rather than right in the hub. When it comes to taxis, prices for liveried cabs are regulated across Spain but drivers are allowed to charge more on holidays. Many unscrupulous individuals will run so-called pirate taxis during Christmas to make a quick buck, and these should be avoided at all costs.

When you arrive at the airport, or if you simply need a drive to get from A to B while on holiday, only fully legal companies who have a valid public transport licence can offer this service. These legit taxis and transport vehicles are easily identifiable as they always have a blue number plate on the back. Pirate taxis, on the other hand, are just ordinary cars or mini-buses without the correct liability insurance and while the fare price might be cheaper, this often ends up costing a lot more time and money in the long run.
 
2. Double check before checking in
Brexit has also had an impact on how we travel, so it's important to remember that British passports must have been issued within 10 years to guarantee entry to Spain, and they must have at least three months validity remaining from the date you leave. UK holidaymakers won't need a visa as long as they aren't planning to stay longer than 90 days in a 180-day period, but your passport will be stamped when you enter and leave Spain. Also, from the middle of 2025, Britons will likely have to apply for an ETIAS (European I ravel Information Authorisation System) visa waiver before they travel.

Sadly, in these days of financial struggle, strikes at airports and train stations have become an almost weekly occurrence, and Spain is no exception. Most airlines and rail operators will inform passengers via email if there are any delays or cancellations, but it's always best to check the official website for updates before hitting the road.
 
3. Shop til you drop
Spain has adopted many foreign shopping traditions such as Black Friday and Cyber Monday, and most high street stores start their 'January sales well before the New Year. Christmas is a great time to stock up on the essentials cheaply or to treat yourself with a big spree, but be sure to double-check opening hours.

Although it's true that the 25th isn't as big a deal to the Spanish (Christmas Eve and Three Kings in January are the main celebrations), many businesses and shops will operate on reduced hours over the holidays, and several supermarkets close altogether. And if you're travelling to Madrid over Christmas this year, you'll need to plan ahead since workers at several of the largest chains, including Carrefour and Alcampo, are planning to strike on some of the busiest shopping days: December 23, 24 (Christmas Eve), 30 and 31 (New Year's Eve).
 
4. Money talks
There is a little-known regulation across the EU that has been known to catch many UK travellers out, and Christmas is the very last time you want to be turned away at the airport. The long-standing rules says that British tourists entering Spain can be asked for proof of three things: the funds to support their stay, a return ticket and the address they are staying at while on holidays. It's true that border security officers rarely impose this rule, but it's more likely to happen during busier periods. In Spain, the authorities ask that British visitors have at least 100 euros for each day of their trip.
