How Do I Go About Letting my Holiday Home?


Thanks to its wonderful climate, rich culture and low-cost travel and accommodation, Spain has long been a firm favourite of UK holidaymakers.


Towards the end of 2017, Spain overtook the US as the world’s number one favourite tourist destination – with the number of tourists visiting Spain each year now reaching 75 million.

As more tourists seek to make their holiday cost effective in these uncertain times, many tourists are turning to renting holiday homes with their friends or extended family.

This offers a unique opportunity for those who own a holiday home in Spain to earn some extra income by renting their holiday home out.

Firstly your holiday home will need to be up to standard

If your property is classified as a holiday home (must be an isolated property that you intend to rent for holiday or tourist purposes) then it will need to meet the following basic requirements:

• Permanently running hot and cold water
• Electricity and light
• Cleaning before check-in
• Fresh bedding at least once a week
• TV
• Disposal point

If you do not reside in Spain, you will need to consider making use of a property management company like Marena Murray to ensure these requirements are met.

You will also be required to:

• Maintain the condition of the property – in and out
• Provide your guests with a manager or personal contact number
• Provide a full breakdown of available services, house rules and emergency contact numbers
• You will also be required to keep a register of every guest that stays in your property.

Make Sure You Follow the Law

In Murcia, you will need to fill in a “Declaración responsible”, informing the Spanish government of your intention to let a holiday home. Once you have submitted the form to the Registro de Empresas y Actividades Turísticas de la Región de Murcia, along with the following information about your property.

• Category and classification (tourist apartments)
• The number of properties that you are submitted
• The dates when your property is going to be available to be rented
• Description of your property
• A plan of your property

As soon as you have submitted all the above, you will be able to start marketing your property.

The process varies from region to region. In some cases, you will be required to own a property that is licensed to be let.
